Phoenix Yard Development

Phoenix Yard, a group of former brewery buildings set around a courtyard in Kings Cross Road, London has been SEH's office for over 20 years. We have secured a
resolution to grant planning approval from London Borough of Camden for it's redevelopment. The new proposals involve adding two additional floors and roofing over the existing courtyard to provide additional office floorspace and four separate residential apartments.

Phoenix Yard has a rich history going back to 1685 and the interiors retain many interesting features dating from various periods of occupation.The proposal seeks to retain these and to make them more prominent by opening up new views through the buildings on the inside and from Kings Cross Road on the outside so that the new development will add a further chapter to the story already legible in the existing buildings.The new development will also dramatically improve the energy efficiency of the buildings and the development is targeting a BREEAM Excellent rating.

We acted as our own client, and have worked with cost consultants and estate agents to develop a brief for the proposals. The new office floor space provides a variety of workspaces, small private rooms for meetings and break out spaces for collaborative working. The additional two storeys fit with the local context and continue the roofscape, contributing to the character of the area.
